Guide 01

Estate planning & your home

The house is often the largest asset in an estate. A little preparation saves a lot of stress.

Know how it’s owned

Check whose name is on the deed, any mortgage or equity loan, and whether the home is held individually, jointly or in a trust. Title affects what happens next and how quickly a sale can close.

Talk to an attorney

Wills, trusts and powers of attorney all touch the home. An estate or elder-law attorney can explain the options. I’m not an attorney; I make the housing side work alongside theirs.

If you’ve inherited a home

  • Authority to sell. The estate’s representative typically needs court authority first. Your attorney will guide you.
  • Value at passing. Ask your accountant about a date-of-death valuation. I can provide a market analysis.
  • Carrying costs. Taxes, insurance and upkeep continue while the estate settles.

How I help

Valuation, preparation, coordination with your attorney and accountant, and the sale from listing to closing. I can also introduce trusted professionals.

General information, not legal, tax or financial advice. Please consult a qualified professional; I’m happy to refer you.
